Our Approach

The decision to sell your house and make a move can be a really stressful time in a family’s life.  There are so many questions to answer and it can be hard to know where to start in the process!  We do more than stick a sign in your yard and put the house on the MLS.  We want to serve as your guide to ensure you not only get top dollar for your house but you are also prepared for the entire process of this big change in your life.  

Our first goal is to make the experience as stress-free as possible by working closely with you to answer questions, provide guidance on your various options and advising on the preparation and staging of your home to present it in its most marketable state. And ultimately, our goal is your receiving the best offer on your home in the shortest amount of time.

Our Process


1. Obtain a Payoff  

A payoff statement can be furnished by your mortgage lender (if any). Providing a payoff statement at our first meeting is important because your mortgage balance can play a major role in the decision to move forward with the sale.

With this information we can prepare an estimate of your net proceeds from the sale.

 

2. Home Preparation

We will tour your home with the eye of a potential buyer, to determine what we recommend doing to prepare your home for its best presentation. For your home to be memorable to buyers, the home needs to be in good repair and clutter free. In some cases, various contractors (plumber, painter or handyman) may be necessary. Manicured landscaping and weeded, freshly mulched flower beds will create a lasting first impression for potential buyers. Although the tasks noted above may seem minor, they can make an immense difference in the overall first impression of the home. Once you have completed your part of the preparation, we will stage the home. This may be as simple as rearranging your furniture, or it may require our providing additional furnishings and other staging decor.

3. Determine List Price

We will perform an analysis of recent comparable home sales in the immediate area of your home. Factors such as square footage, number and type rooms, swimming pool, updating and other amenities will play a role in formulating a list price for your home. Once we have accumulated reliable data, we will discuss our proposed list price with you and together we will come to a decision.

4. Marketing Plan

We feel that a home that has been properly prepared, as discussed above, and staged is the best marketing tool for selling your home quickly and for the best terms. Your home will be listed on North Texas Real Estate Information System Multiple Listing Service. This data base is shared by Realtors all across the DFW area and is the source for listing data seen on Realtor.com and other home search sites.

5. Home Showings

When your home is on the market, requests to show may come at any time. Therefore it is important to stay proactive. It is imperative that you maintain a clean and orderly home. Showing preparations include opening all drapes, washing and putting away dishes, making beds, vacuuming, dusting, and vacating the home during showings creates a more relaxing environment for potential buyers while touring your home.  

The showing requests will be processed by Centralized Showing Service (CSS) and you will be given the option to accept or decline showings either by text or phone.

 

6. Offers & Contracts

The offer and contract portion of a sale can be overwhelming. We will present all offers to you and fully discuss, with you, those that have terms most advantageous to you. Once an offer is accepted, you will be under a legally binding contract with the buyers. The buyer will typically request a termination option period, during which they will perform inspections to obtain in-depth information about the condition of your home. Based on the results of the inspection(s), they may decide to move forward or terminate the contract. In most cases, after the inspections have been performed and a decision to move forward has been made, the buyer’s lender will request an appraisal of your home to ascertain that it meets the lending requirements. If the home value does not meet the lending requirements, further negotiation of price may be necessary. Otherwise, the transaction will move forward to closing.
